Yes. Written leases are required. Most of our properties are long-term rentals. Our lease terms are for 12 months to allow us to update leases and terms at the end of each lease to make sure your lease is compliant with any new regulations. Generally, we will contact you to ask if you would like to renew/extend 60-90 days prior to the end of your term.

A security deposit will be required at the time of Lease signing. You will need to have your first month’s rent and one month’s rent for your security deposit available within 5 days after you sign your lease.

Your rent is due on the first day of every month. We offer a variety of payment options. There are fees associated with the various forms of payment. Please contact your manager if you have questions. Click here to access your Tenant Portal.

Please note that we currently do not accept cash payments.

Rent increases usually happen after the lease term expiration. Rent does not always increase from year to year. In general, rent increases of 3% yearly should be anticipated

We aren’t able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. We treat all tenants equally.

Call your Property Manager immediately. Late fees accrue as per your lease. The eviction process begins soon after a missed payment which could lead to additional costs. Please get in touch as soon as you know there will/might be an issue so we can work with you

Yes, but every roommate needs to get approval. You can do this using a rental application form. After filling out the form, pay the application fee, and wait for the screening results. Skipping any of these steps violates the lease and could lead to termination.

Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater during the cold season are definitely emergencies. You can/should always contact your Property Manager as soon as possible. If you smell gas or suspect a gas leak, call 911 from OUTSIDE the house and contact your Property Manager ASAP.

The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.

No, you would violate the lease agreement terms. We can work with you if you would like to have locks changed. Generally, all doors will be changed and keyed alike.

Our preference is to coordinate with you for any visits. At a minimum, if necessary, our policy is to provide at least 48 hrs notice. Emergencies may require immediate entry with minimal or no notice.

Yes, your lease requires you to have renter’s insurance. In many cases, your required insurance is included in your Resident Benefit Package. See you lease for details.
