Rental payments are made by the tenant online through their tenant portal. You will be able to see from your portal when payments are made and when your funds are sent. Owner’s funds are usually available and draws sent between the 12th-15th depending on how weekends/holidays fall and when payments are made and clear the financial institution.
The leasing process has many variables including time of year, local inventory, condition, and price. Our preparation and marketing strategies help find qualified applicants to fill vacancies quickly ideally with little or no vacancy time between tenants.
We are a licensed Broker and member of the local MLS, State and National Realtors Association and the local Board of Realtors. This offers you the highest exposure for your rental listing! With higher exposure comes more qualified applicants in the shortest amount of time. Your For Rent listing will be advertised and available on all participating Broker and agent sites in addition to Premier placement on Zillow, Realtor.com, Rent.com and MANY others!
Tenants will submit repair requests through their online portal. This process keeps you informed of any issues with the property and keeps you up to date on the status of the repairs. Tenants are typically responsible for the first $100 of repairs excluding the plumbing, electrical, HVAC, exterior walls and roof. Specific details are outlined in your lease agreement. Tenants are also responsible for ANY repairs caused by their accident, mis-use or neglect. Your Property Manager is highly experienced with buildings and systems allowing us to help tenants identify issues and problem-solve, avoiding many costly service calls and system/appliance down-time.
We highly recommend that you use our preferred vendors that have been vetted for professionalism, timeliness, and have the proper licensing to mitigate your risk.
Over half of all renters have pets. Being open to pets will increase demand through the entire prospective rental pool and increase the rental price per month. If you would rather not, it is OK to prohibit pets. Many times we can take steps to mitigate the risk to your property and retain what could otherwise be excellent prospective tenants.
Much like the real estate market determines sales prices, the local rental market determines rental rates. We have planned our renewal and re-renting process to allow for regular market assessments to adjust the rental amount as appropriate.
Our tenant screening process is thorough. We review credit reports, background, rent payment history, landlord references, income verification and court records to make sure we have all pertinent information to make an informed decision.
Our tenant screening process usually prevents these types of issues; however, if a problem should arise, we always respond promptly. The eviction process varies based on circumstances and local regulations. The eviction process begins within the first week after a payment is not received by the due date.
Utilizing the right property management company can make you more money, reduce risks and protect your asset in ways you may find difficult or impossible to do yourself. The market for furnished rental properties is smaller, most renters prefer an unfurnished property but that does not preclude you from doing so.

The owner bears the financial responsibility of paying for repairs to the property which including plumbing, electrical, HVAC system, most exterior components and repairs due to normal “wear and tear.” If the tenant is found responsible for damage or is negligent about property maintenance, your manager will bill the tenant and reimburse accordingly.
We do handle the eviction process while working diligently to avoid the actual eviction. We are not attorneys and cannot offer legal advice. We will file required documents, attend court, make necessary notifications, coordinate the actual eviction and cooperate with your attorney if you decide to retain one. We ensure all evictions comply with and follow the regulated process.
